Booking terms and conditions

Please read the booking terms and conditions carefully as they constitute the basis upon which bookings are accepted by Calma Luxury Villas.

Prices

Prices are quoted in EUR (Euros). We endeavour to provide the best possible price for the period of booking however the rates are subject to change without notice until booking is confirmed by deposit.

Check-in and check-out times

Check-in time: 16:00

Check-out time: 10:00

Security bond

A credit card will be requested at the time of check-in and will be used to cover incidental items.

In the event that the guest cannot provide a credit card as a guarantee, a cash security deposit (500,00 €) will be required along with photo identification. This bond will then be returned on departure once the villa has been checked by our staff and there has been no breakage or damage incurred to the property during your stay.

Unaccompanied minors

A child or children travelling or staying without the accompaniment of an adult over the age of 18 years is considered by most airlines and hotels as an unaccompanied minor. Unaccompanied minor reservations are not accepted by Calma Luxury Villas.

Limit of liability

We do our best to ensure your booking arrangements are satisfactory, however Calma Luxury Villas does not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond its control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.

How to book

Reservations can be made via the online form at www.calma.hr, by calling +385 99 539 9405 or by email at info@calma.hr.

Check-in procedure

The reservation holder will be required to check the inventory of the Villa with the Villa manager or staff for any damages. Any existing damages will be noted on the Pre rental damages form and signed by the reservation holder and Villa manager.

Check-out procedure

The reservation holder will be required to check the inventory of the Villa with the Villa manager or staff for any damages incurred to the property during the stay.

Identification

Adequate identification is required at the time of check-in to verify your identity. Personal documents will be returned to you upon registration at the Tourist Office at the latest within 24 hours after your check-in.

Travel insurance

We recommend that, at the time of booking, you consider purchasing a travel insurance policy of your choice. Travel insurance can be purchased from any travel agent.

About these terms

Calma Luxury Villas is a complex consisting of Villa Calma I, owned by VILE STARIGRAD d.o.o., and Villa Calma II, owned by Luxury Dalmatia d.o.o., with its registered office in Starigrad Paklenica, S. Bušljete 3. These terms and conditions (hereafter: “Terms and Conditions”) explain how we manage and rule the booking process, sales and cancellation policy, and house rules for our guests in both Villas.

By booking with us, or by using any of our services, you are agreeing to these Terms and Conditions. We strongly advise you to read them carefully and to contact us if you have any questions or concerns.

We keep our Terms and Conditions under review and updated versions will be available on our website www.calma.hr. It is your responsibility to check for updates regularly and to ensure that you are familiar with the most current version.

By using our services, you agree to be bound by these Terms and Conditions, which form a legally binding agreement between you and Calma Luxury Villas. If you do not accept these Terms and Conditions, you must not use our services.

We reserve the right to make changes to these Terms and Conditions at any time, and your continued use of our services following any changes indicates your acceptance of the new terms.

Sales and cancellation policy

Sales policy

  • Prepayment of 30% is required for the booking, with the remaining balance due 30 days before arrival.
  • Should you wish to modify or cancel a confirmed reservation, you can do so online, subject to the Cancellation Policy.
  • We strive to provide the best possible price for our guests at Calma Luxury Villas. However, please note that prices are subject to change without notice until a booking is confirmed with a deposit.
  • The prices for our villas are quoted in EUR (Euros) and include all taxes and fees.
  • We accept the following methods of payment: credit card, bank transfer, cash.
  • A cash security deposit of 500,00 € will be required upon check-in along with photo identification. This deposit will be held as a security bond to cover any damages or breakages that may occur during the guest’s stay. The security deposit will be returned to the guest on departure, provided that there has been no breakage or damage incurred to the property during the guest’s stay.
  • We recommend that, at the time of booking, you consider purchasing a travel insurance policy of your choice. Travel insurance can be purchased from any travel agent.
  • Any damages or breakages discovered during the property check will be deducted from the security deposit or the insurance. In the event that the damages or breakages exceed the amount of the security deposit or the insurance, the guest will be held responsible for the additional costs. By agreeing to these terms and conditions, the guest agrees to be fully responsible for any damages or breakages that may occur during their stay.
  • If the guest opts not to purchase the insurance and the damages exceed the security deposit, the guest will be invoiced for the remaining balance.
  • Guests must accept these terms and conditions upon check-in, otherwise they will not be able to check in to the property.

Calma Luxury Villas reserves the right to reject, cancel or modify reservations where it appears that the above contain or have resulted from a mistake or error.

Cancellation policy

  • Guests have a 48-hour window from the time of payment to cancel their reservation and receive a full refund.
  • In case of cancellation 365 to 30 days before arrival, we charge a cancellation fee of 30% of the total reservation amount.
  • In case of cancellation 30 to 0 days before arrival, we charge a cancellation fee of 100% of the total reservation amount.

House rules

We want to inform you about the house rules so you can have a pleasant stay in our Villa. For any further information contact the villa manager.

Every guest is expected to follow the House Rules.

  • Check-in is available from 16:00 on the day of arrival and check-out is required by 10:00 on the day of departure.
  • All guests are required to provide valid government-issued photo identification upon check-in for registration with local authorities.
  • Guests are responsible for keeping the accommodation clean and tidy during their stay.
  • Host provides daily cleaning of the swimming pool and guests are expected to respect the pool’s security warnings.
  • Guests are not allowed to enter the house wet after using the pool or Jacuzzi.
  • Host provides towels, bed linen, kitchen cloths, toilet paper, hygiene articles, and other amenities.
  • Guests are responsible for taking care of their possessions and valuable items left in the accommodation, as the host is not liable for any loss or damage.
  • Guests are requested to turn off electrical appliances, close pipes and windows, and lock the doors when leaving the house.
  • Parasols on the terrace should be closed during poor weather or before leaving the villa.
  • Host is not allowed to enter the rental unit when guests are absent, except in cases of potential damage or danger, in which the host will inform the guests beforehand.
  • Pets are not allowed inside the Villa without supervision, and are not allowed on beds, sofas, and chairs. Any damages caused by pets will result in extra charges.
  • Pets are also not allowed in the pool or Jacuzzi, and any violations will result in an additional charge.
  • Pets are the owner’s responsibility for hygiene, and feces in the garden must be properly disposed of.
  • It is strictly prohibited to serve pets in dishes intended for human use, and any violations will result in charges for new inventory.
  • Guests are not allowed to bring weapons, flammable or explosive substances, or items with strong odors.
  • Guests are allowed to use all devices in the house, following proper usage instructions.
  • The use of any equipment or devices that are not included in the offered amenities must be requested and approved by the host. This does not include personal hygiene appliances.
  • Smoking and lighting candles is strictly prohibited.
  • Smoking is not permitted inside the villa or in the Jacuzzi. We kindly ask that smokers use the terrace and balconies and dispose of cigarette butts properly.
  • Open flames are not allowed outside of designated areas.
  • Moving furniture within the unit or from the interior to the exterior of the villa is prohibited. This includes items such as chairs from the kitchen to the terrace, equipment for food preparation and consumption, towels, and blankets that are intended for use inside the villa and should not be taken to the swimming pool or other outdoor areas.
  • Guests are kindly requested to take care of the villa, its furnishings, and equipment, both inside and outside.
  • We kindly request that guests wear slippers inside the villa.
  • Only registered guests are allowed to spend the night or spend the day in the villa and use the provided amenities.
  • If guests intend to be absent for more than two days, they must inform the host in advance.
  • If any equipment or appliances malfunction or break during the stay, guests are requested to inform the host immediately, so that repairs can be made as soon as possible.

House rules have been written according to the special customs in tourism.

Liability waiver

Liability waiver for Villa Calma I

In consideration of the residence in Villa Calma I (Dr. F. Tuđmana 61A, 23244 Starigrad, Croatia) and all related events and activities (hereafter referred to as the Calma Luxury Villas), I the undersigned, acknowledge, appreciate, and agree that:

Acknowledgement: I, _____________________________________, understand and appreciate that residence in Calma Luxury Villas is considered a leisure holiday for the benefit both of guests and Calma Luxury Villas and that both parties endeavor to conduct appropriately during holidays and provide the paramount service to achieve the greatest mutual result and satisfaction.

Assumption of Risk: I understand that residence in Calma Luxury Villas may pose standard household and outdoor activities risks that both parties will tend and control to the best of their knowledge and ability.

Waiver of Liability: In consideration of my residence in Calma Luxury Villas, I for myself, my heirs, personal representative or assigns, personal representatives and next of kin, tenants, do hereby release, waive, discharge, and covenant not to sue Calma Luxury Villas, its officers, officials, agents and/or employees from liability arising out of or related to any injury, disability or demise I may suffer, or loss or damage to person or property and all claims related to residence in Calma Luxury Villas.

Indemnification and Hold Harmless: I, for myself and on behalf of my heirs, assigns, hereby release, indemnify, and hold harmless Calma Luxury Villas, its officers, officials, agents and/or employees, from any and all claims, actions, suits, costs, expenses, damages and liabilities including attorney fees related to residence in Calma Luxury Villas, whether arising from the negligence or otherwise, to the fullest extent permitted by Law.

Severability: The undersigned further expressly agrees that this acknowledgment, assumption of risk, waiver of liability, and indemnification agreement is intended to be as broad and inclusive as is permitted by the Law and that if any portion thereof is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.

Acknowledgement of Understanding: I have read this acknowledgement, assumption of risk, waiver of liability, and indemnity agreement, and fully understand its terms. I acknowledge that I am signing the agreement freely and voluntarily and intend by my signature to be a complete and unconditional release of all liability related to residence in Calma Luxury Villas to the greatest extent allowed by Law.

Privacy policy

Who we are

Calma Luxury Villas is a complex of two villas in Starigrad Paklenica, Croatia. Villa Calma I is owned by VILE STARIGRAD d.o.o. (OIB 68088621965) and Villa Calma II by Luxury Dalmatia d.o.o. (OIB 46548827199), both with registered office at S. Bušljete 3, 23244 Starigrad Paklenica. Each company is the controller of the personal data of the guests of its villa.

What we collect and why

  • Enquiries. When you contact us by e-mail, phone or WhatsApp we use your name, your contact details and the content of your message to answer you. Legal basis: steps taken at your request before entering into a contract.
  • Bookings. When you book a villa we process your name, contact details, dates of stay, number of guests and the status of your payment, to confirm and carry out your reservation. Legal basis: performance of a contract.
  • Guest registration. At check-in we record the identification details of every guest, which Croatian law requires us to enter in the national eVisitor system. Legal basis: legal obligation.
  • Invoices and accounting. Billing details are kept as Croatian accounting and tax regulations require. Legal basis: legal obligation.
  • Analytics, only with your consent. If you accept analytics cookies, Google Analytics 4 may record on our behalf how the website is used: pages viewed, approximate location, device and browser. Google may process this data on servers outside the European Union. Legal basis: your consent, which you can withdraw at any time in Cookie settings.
  • News and offers by e-mail, only with your consent. If you leave your e-mail address in the newsletter window, we store it together with the date and the language of the page, and use it to send you occasional news and offers from Calma Luxury Villas. Legal basis: your consent. To unsubscribe, write to info@calma.hr at any time and we will delete the address.
  • Security deposit and damages. We keep a record of the security deposit and of any damage noted at check-in and check-out. Legal basis: performance of a contract and our legitimate interest in protecting the property.

Online booking and payment

Online bookings are made on the booking pages of MyRent (blp.my-rent.net), which open in a new tab. The information you enter there, including payment details, is handled on that platform under its own terms and privacy notice. This website does not ask for, receive or store payment card details.

Who receives your data

We share personal data only where it is needed: with the eVisitor system and the competent Croatian authorities where the law requires it, with our booking and channel management provider, with our accounting service, and with the e-mail or messaging service you choose to contact us through. The availability form on this website is delivered to our inbox by Web3Forms, a form-to-email service. If you write to us on WhatsApp, that service processes your message under its own terms. We do not sell personal data.

Where your data is processed

This website is delivered through the hosting infrastructure of Higgsfield and Cloudflare, which process technical data such as your IP address in order to show you the pages securely.

Some of our providers, including Google (analytics, only with your consent) and Web3Forms (the availability form), may process data outside the European Economic Area. Where that happens, the transfer relies on the safeguards those providers offer under the General Data Protection Regulation, such as an adequacy decision or standard contractual clauses.

How long we keep it

Booking, guest registration and invoice records are kept for as long as Croatian tourism, accounting and tax regulations require. Enquiries that do not lead to a booking are kept no longer than is needed to answer them. E-mail addresses left for news and offers are kept until you unsubscribe.

How we protect it

The website is served only over an encrypted connection. Access to bookings, guest records and the list of e-mail subscribers is limited to the people who need it for their work.

If you give us the details of other guests in your party, please make sure they know you have done so and that they can read this notice.

Your rights

Under the General Data Protection Regulation you may ask us for access to your personal data, for its correction or erasure, for the restriction of its processing and for its transfer, and you may object to processing based on our legitimate interest. Write to info@calma.hr and we will answer within one month.

Where processing is based on your consent, you may withdraw it at any time. Withdrawal does not affect processing carried out before it.

You also have the right to lodge a complaint with the Croatian Personal Data Protection Agency (Agencija za zaštitu osobnih podataka, azop.hr).

Changes to this policy

We may update this policy when our services or the law change. The current version is always published on this page. Last updated: 6 October 2026.
